Hyderabad’s IT Corridor Is Quietly Displacing Its Own Workers

By South Matters Telangana Desk | Urban Affairs

For more than two decades, Hyderabad’s IT Corridor has been one of India’s biggest success stories.

Areas such as Hitech City, Gachibowli, Financial District, Kokapet, and Nanakramguda have transformed into global technology hubs. International companies, startup founders, and skilled professionals continue to flock to the city.

However, beneath the success story lies a growing challenge. The very workers who helped build Hyderabad’s technology boom are increasingly finding it difficult to afford life near their workplaces.

As property prices and rents continue to rise, many employees are moving farther away from the IT Corridor.

The Cost of Success

Hyderabad’s growth has fueled a massive real estate boom.

Over the past few years, apartment prices in several IT-focused neighborhoods have surged. Rental rates have also increased sharply.

A one-bedroom apartment that once attracted young professionals at affordable prices now commands significantly higher rents. Consequently, many employees spend a larger share of their income on housing.

For fresh graduates and middle-income workers, affordability has become a major concern.

Longer Commutes, Higher Costs

As rents rise, workers are moving to distant suburbs and emerging residential areas.

While this decision reduces housing expenses, it often increases travel time.

Many employees now spend two to four hours commuting each day. Furthermore, rising fuel prices and transportation costs add additional financial pressure.

Experts warn that longer commutes can affect productivity, health, and overall quality of life.

The Hidden Impact on Middle-Class Workers

The city’s technology boom has created wealth for investors, developers, and property owners.

However, many middle-class employees feel squeezed between stagnant salary growth and increasing living costs.

Young professionals who once planned to buy homes near their offices now find ownership beyond their reach.

Meanwhile, contract workers, support staff, security personnel, and service employees face even greater challenges.

Unlike high-income technology executives, many of these workers have limited options when housing costs rise.

Infrastructure Struggles to Keep Pace

Hyderabad continues to expand rapidly.

New roads, metro extensions, and flyovers have improved connectivity. However, infrastructure development has not always kept pace with population growth.

Traffic congestion remains a daily challenge across several parts of the IT Corridor.

As residential communities expand outward, pressure on transportation networks continues to increase.

Urban planners argue that affordable housing must become part of future development strategies.

A Growing Debate

The situation raises an important question.

Can Hyderabad remain a truly inclusive technology hub if a large section of its workforce cannot afford to live near employment centers?

Several cities around the world have faced similar challenges. In many cases, policymakers introduced affordable housing projects, rental support measures, and transit-oriented development plans.

Supporters believe Hyderabad can learn from these experiences before the affordability gap widens further.

The Future of Hyderabad’s Growth Story

The Hyderabad IT Corridor remains one of India’s strongest economic engines.

It continues to attract investment, create jobs, and strengthen Telangana’s economy.

However, long-term success will depend on balancing growth with affordability.

If policymakers, developers, and businesses fail to address rising living costs, the city may face a situation where economic opportunity exists, but access to it becomes increasingly difficult.

The story of Hyderabad’s IT Corridor is not only about technology and investment. It is also about the people whose work powers the city’s success every day.
